Homeowner associations are everywhere in South Bay. Understanding how they work before you buy could save you thousands.

A Homeowner Association (HOA) is a governing body that manages shared spaces and enforces community rules in planned developments - condos, townhomes, and many single-family neighborhoods. When you purchase in an HOA community, membership is automatic and mandatory. You pay monthly dues and agree to abide by the community's rules, which are laid out in legal documents called CC&Rs.

In the South Bay, HOAs are nearly ubiquitous. Approximately 60–70% of new construction and the majority of attached housing is HOA-governed. That includes much of Redondo Beach's townhome inventory, the majority of Hermosa Beach's beach-adjacent condos, and much of the higher-density housing across Torrance and El Segundo. Understanding how HOAs function is essential for any serious buyer in this market.

Monthly dues typically cover exterior maintenance, landscaping, insurance for common areas, and shared amenity costs (pools, gyms, gates). What they do not cover is your individual unit's interior - that remains your responsibility. HOA dues in the South Bay beach cities range from roughly $250/month for a simple garden-style complex up to $800–$1,200/month for communities with extensive amenities and ocean views.

HOAs are governed by an elected board of directors drawn from the community. Board decisions can affect your quality of life, your property value, and your financial exposure significantly.
